FAQs
Can I use both Goodlord and LetCompliance?
You can, but there is real overlap — both reference tenants, e-sign, collect rent and track certificates, so running both means paying twice for the middle of the stack. The parts that genuinely do not overlap are at the two ends: Goodlord’s insurance (rent protection and legal expenses cover) and LetCompliance’s possession, compliance score and tax (Section 8 with Schedule 2 wording, a live 0-100 score, SA105 / MTD). Agents who want possession handled as software, or who want landlord tax in the same login, tend to run LetCompliance alone; agents who want the risk insured keep Goodlord for that.
Does Goodlord serve Section 13 rent increase notices?
Yes. Goodlord states that agents can serve Section 13 notices within its platform, with audit trails and automatic notifications. It does not publicly document prescribed-form (Form 4A) generation, so we make no claim either way on that. LetCompliance builds the Section 13 on Form 4A with the 2-month notice period, the 12-month gap rule and the tribunal note applied, and it also builds the Section 8 side — 14 grounds with Schedule 2 wording verbatim — which Goodlord does not offer at all.
Does LetCompliance do referencing?
Yes. You can order a credit-backed reference, full tenant reference or guarantor reference, pay-per-check, via a regulated UK credit reference agency, straight from the tenancy. Goodlord still leads on a unified referencing-plus-onboarding flow, and its referencing is insurance-backed, which ours is not — so some agents prefer it for high-volume onboarding. Either way LetCompliance then runs the live tenancy: rent, compliance scoring, possession notices and tax in one login.
Is LetCompliance really an all-in-one platform, or mainly a compliance tool?
It runs the whole let, not just compliance. It is not HMRC-recognised for the direct press-submit step, so above the £50,000 MTD threshold you pair it with a recognised filer or hand the pack to your accountant.
