Is this a check-in or check-out report?

No. This is a mid-tenancy condition snapshot. It is not a check-in/check-out inventory, but it gives you a dated record during the tenancy.

How often should a landlord inspect a rental?

Many landlords inspect every 3 to 6 months, plus once shortly after a new tenancy starts. Regular mid-tenancy checks catch damp, leaks and wear early and show you're managing the property properly.

Will my tenant be told about the inspection?

Yes. Tenants are entitled to proper notice (normally at least 24 hours in writing). We arrange a convenient time with them so the visit is respectful and hassle-free.

Can I use the report in a deposit dispute?

Yes. A dated, photographed mid-tenancy condition record is strong supporting evidence if there's a deposit dispute later, alongside your check-in and check-out inventories.
