Inventory clerk documenting a UK rental property's condition

Deposits must be protected in a government-approved scheme, and tenants can dispute any deduction. Without a clear, dated inventory backed by photo evidence, a landlord has little chance of claiming successfully. A proper inventory and check-out is the cheapest insurance against an expensive dispute.

When landlords need an inventory

A clear, dated, photographed record at the right moments is what wins deposit disputes and keeps tenancies fair.

Start of a tenancy (inventory + check-in)

A dated schedule of condition and contents with photos and meter readings, signed at move-in. Your baseline for any deposit claim.

End of a tenancy (check-out)

A like-for-like comparison against the inventory, documenting damage, cleaning and missing items for a fair, evidenced deposit deduction.

Furnished properties & HMOs

Every supplied item logged and photographed room by room, so there's no argument later about what was there or its condition.

Deposit disputes

Independent, dated, photographed reports are exactly the evidence the TDS / DPS / mydeposits schemes look for if a deduction is challenged.

Questions, answered

What is an inventory?

A detailed schedule of the property's condition and contents at the start of a tenancy, with full photo evidence and meter readings. It is your baseline for any end-of-tenancy deposit claim.

Why have an inventory?

Deposits must be protected in a government-approved scheme, and tenants can dispute deductions. Without a clear, dated inventory, a landlord has little chance of claiming successfully.

What is a check-out?

An end-of-tenancy report comparing the property to the inventory, documenting any damage, cleaning issues or missing items with photo evidence.

How much does it cost?

Inventory from £95, Inventory + Check-In from £145, Check-Out from £85. Furnished properties add £20; each bedroom beyond the first adds £20; a check-in on a different day to the inventory adds £70. No VAT, no subscription.

What areas do you cover?

We're Crewe-based and cover Crewe, Cheshire, Stoke-on-Trent, Chester, Warrington, Manchester, Liverpool, Wrexham, Derby, Nottingham, Birmingham. A little outside is usually fine too. Further out or not sure? Message us first (the contact page) and we'll confirm before you pay, so you're never charged for a visit we can't make.

What's the difference between check-in and check-out?

The check-in (with the inventory) records the property's condition and contents at move-in and is signed by the tenant. The check-out, at the end of the tenancy, compares the property back to that record to evidence any deductions.

Do you inventory furnished properties and HMOs?

Yes. We log and photograph every supplied item room by room. Furnished properties carry a small surcharge and each bedroom beyond the first is added, so larger homes and HMOs are priced fairly.

Do I need to be there?

No. As long as we can get access (you, a representative, or keys with the agent), there's no need for you to be present.

Letting the property too? Add professional photography on the same visit.

Built by a landlord, for landlords.

I let property myself, and I was tired of juggling an agent, a spreadsheet and a handful of reminder apps just to stay on the right side of the law. So we built the one login I actually wanted: advertise the property, take applications, collect the rent, and keep every certificate and notice in order, each taken straight from GOV.UK.
