What trades can you source?

Most things a rented property needs. Plumbers, electricians, Gas Safe engineers, roofers, drainage, appliance repair for washing machines, ovens and fridges, damp and mould specialists, locksmiths, carpenters, plasterers and tilers, painters and decorators, end of tenancy cleaners, gardeners, glaziers, pest control, waste clearance and general handypeople. How much does it cost?

A one-off sourcing fee of £39. That covers finding the contractor, getting a quote and coordinating access. The contractor invoices you directly for the actual work, and you approve their quote before anything starts.

What if you can't find anyone?

Then you pay nothing. If we can't source a suitable contractor for your job, we refund the sourcing fee in full.

What areas do you cover?

Anywhere in the UK. Unlike our photography, inspection and inventory visits, which we carry out in person and are limited to a travel radius, sourcing is coordination: we find a suitable tradesperson near YOUR property and they do the work. So the question is not how far we travel, it is whether we can find the right trade in your area. If we cannot, you get the fee back in full.

Who does the actual work?

A suitable local contractor we arrange. For certificated work (like gas or electrical safety), it's carried out by an appropriately qualified, registered tradesperson. You approve the quote before any work begins.

How do I know if a tradesperson's quote is fair?

Get the quote itemised into labour and materials, with a day rate and an estimated number of days. A single lump sum with no breakdown is the thing to push back on, because it is impossible to compare and easy to inflate. Then sanity-check against typical figures: an EICR on a three-bed is roughly £150 to £250, a gas safety record £70 to £110, replacing a socket £60 to £120, adding a new consumer unit £400 to £700. Be wary in both directions — a quote far below the range usually means something has been left out, or the person is not registered.

How do I check a tradesperson is properly registered?

For gas, every Gas Safe registered engineer carries an ID card: check the front for the photograph, licence number and expiry, and the back for the specific appliance types they are qualified to work on. Someone qualified on boilers is not automatically qualified on a gas fire or a cooker, and you can verify the licence number on the Gas Safe Register itself. For electrical work, look for registration with a recognised scheme such as NICEIC, NAPIT or ELECSA, and ask for the number rather than taking the logo on the van as evidence. An unregistered person carrying out gas work is committing an offence, and any record they issue is worthless to you.

What should I ask before hiring a tradesperson for a rental property?

Five things. Are you registered, and what is the number. Is the quote itemised. Do you carry public liability insurance. Who attends, you or a subcontractor. And what happens if it fails again in three months. For rental work specifically, add one more: will you give me a written completion note or certificate, because for anything safety-related the document is what proves you discharged your duty. A tradesperson who is comfortable answering all six is usually the one you want.

Who is responsible if the work is done badly?

The contractor is responsible to you for their work, and you remain responsible to your tenant for the property. That is why the paperwork matters: keep the quote, the invoice, the completion note and photographs against the property, so that if the tenant later raises a disrepair complaint you can show what was done, when, and by whom. Where we source a contractor for you, they invoice you directly and contract with you — our fee is for finding and coordinating, and being clear about that is fairer to everyone than pretending we employ them.

What if you cannot find anyone near my property?

Then you get the sourcing fee back in full, and we will tell you rather than quietly sit on it. Our trade register is stronger in some parts of the country than others, and a rural property or an unusual trade is harder than a boiler service in a city. We would rather refund you than send someone unsuitable. Either way you can still keep every contractor, quote, invoice and completion note against the property in LetCompliance, so the next job starts from a record rather than from memory.
